Charlotte Housing Market Enters Fall With Growing Inventory

The national housing market faced renewed pressure in September as mortgage rates climbed above 7%, weighing on buyer demand. Existing-home sales declined 2.0% month-over-month to an annual rate of 3.98 million, while inventory reached 1.62 million homes. The median sales price rose 1.6% year-over-year to $429,100, though growing inventory is giving buyers more negotiating power.

Across the Southeast, inventory continues to expand while asking prices soften. Active listings in the South increased 2.6% year-over-year, while median list prices fell 2.4%. Higher borrowing costs are making buyers more selective and increasing the importanceof competitive pricing.

In Charlotte, new listings fell 7.8% year-over-year to 4,674, while pending sales declined 4.5% to 3,370, reflecting slower activity. Inventory rose 5.7% to 13,558 homes, and months of supply increased 8.6% to 3.8. The median sales price dipped 0.5% to $392,990, suggesting a slight moderation in home values. Overall, Charlotte’s market is moving toward greater balance as fall begins. Buyers have more room to compare homes, while sellers can stand out by pricing strategically and presenting their homes well.
